Kaplan’s New Construction class brings the building codes to life. This three-day class is packed with information. It is organized on Code Check 4th edition – the field guide to combination inspection. There are hundreds of examples of every stage in construction of a house. This class is ideal for anyone wishing to improve their understanding of the components and systems of a house, and especially for those planning to take their building code certification exams. The information in this class can open many business possibilities for inspectors, including pre-drywall inspections for buyers, draw inspections for lenders, warranty inspections, or municipal inspections.

The class is organized around the sequence of construction of a home. Different segments of the class cover planning, foundations, rough framing, steel framing, roof and ceiling construction, exterior wall coverings, flashing, roofing, fireblocking, rough plumbing, rough electrical, rough mechanical, interior wall coverings, and final plumbing, mechanical, and electrical. Also included are nonstructural issues such as safety glazing, stair construction, guardrails, light, insulation, and ventilation. Students are provided with the latest editions of Code Check and Code Check Building, as well as New Construction Inspection, and a sample set of Kaplan’s pre-drywall inspection forms.


Day 1

  • Basics of new construction inspection.
  • Contracts, types of phase inspections, local jurisdiction issues.
  • Fundamentals of reading construction documents and specifications.
  • New construction nomenclature.
  • Data gathering, site conditions, report writing.
  • Site expectations.
  • Working with subcontractors.
  • Review of hundreds of photos of typical site conditions and reporting.

Day 2

  • Fundamentals of the Residential Building portions of the International Residential Code and the Uniform Building Code including footings, foundations, masonry, framing.
  • Fundamentals of the Residential Building portions of the International Residential Code and the Uniform Building Code including roof framing, sheathing, egress, decks and stairs, glazing, exterior cladding, interior walls, fireplaces and pools barriers.
  • Fundamentals of the Residential Plumbing portions of the International Residential Code and the Uniform Plumbing Code including pipes in trenches, sewage ejectors, drains and vents.
  • Fundamentals of the Residential Plumbing portions of the International Residential Code and the Uniform Plumbing Code including water distribution, fixtures, and gas piping.

Day 3

  • Fundamentals of the Residential Mechanical portions of the International Residential Code and the Uniform Plumbing and Mechanical Codes including water heaters, forced air furnaces, ducts and combustion air.
  • Fundamentals of the Residential Mechanical portions of the International Residential Code and the Uniform Plumbing and Mechanical Codes including flues and venting, wall and floor furnaces and gas appliances.
  • Fundamentals of the Residential Electrical portions of the International Residential Code and the National Electrical Code including sizing conductors (ampacities), electrical current flow, services, grounding systems and panel boards.
  • Fundamentals of the Residential Electrical portions of the International Residential Code and the National Electrical Code including cable and conduit systems, circuits, boxes, fixtures and devices, old wiring and spa and pool wiring.
